San Mateo to consider rent control at meeting next week

The California Apartment Association urges its members to attend the City Council meeting Monday in San Mateo, where officials will consider rent control and just-cause-for eviction policies.

These policies are in play just two weeks after the council rejected an emergency just-cause eviction measure.

Discussions of harmful regulations such as rent control and just-cause eviction distract from the real housing issues facing the region.

With this in mind, CAA Tri-County urges members to attend this meeting, speak against rent control and assure the City Council of your willingness to help address the city’s housing affordability issues through collaboration and voluntary measures.

It is important that rental housing owners let the council know that:

The City Council should be willing to work with rental property owners to develop programs and incentives to help residents.
The City Council should focus on creating more housing opportunities in San Mateo – not rent control.
Rent control is the wrong approach. It has not worked in any city where it’s been adopted.
Rent control does nothing to address the housing shortage; it will not make housing less expensive.
Rent control will discourage rental property owners from maintaining their properties.

How to help

Attend the council meeting
The San Mateo City Council will meet at 7 p.m. Monday, Sept. 21, at San Mateo City Hall, Council Chambers, 330 W. 20th Ave. This is your opportunity to speak against harmful regulations. Be sure to submit a speaker card when you arrive.

Contact the mayor and council
If you cannot attend the meeting, please send an e-mail to the San Mateo City Council. You’ll find a sample e-mail in a blue box toward the bottom of this post.

Dear Mayor Freschet and City Council Members:

I operate a rental property in San Mateo and provide homes to residents who live and work in San Mateo. I am proud to provide quality and safe housing to our neighbors and growing workforce.

I agree we have a housing problem. But rent control and just cause eviction are not solutions to that problem. Considering these options are the wrong approach. They do not address the shortage of inventory for housing or make rental housing more affordable.

I encourage you to work with rental property owners to develop programs and incentives to help residents. The city should also explore a partnership with organizations representing property owners and residents to educate renters and owners on their roles, rights and responsibilities. Doing so will help minimize public disputes and encourage both parties to resolve issues in a neutral setting – not in a court, not in a political setting and certainly not with a host of new laws, regulations, and added costs to taxpayers, housing providers and residents.

Please do not consider rent control and just cause evictions as solutions. Let’s work together instead of focusing on a divisive issue that further strains our already challenging housing market.
