Question: Can a resident legally drink alcohol in the outdoor common areas of an apartment community?
Answer: Landlords have the right to restrict the drinking of alcohol in the common areas of the premises.
Question: My tenant vacated and has damaged the unit more than the security deposit will cover. The tenant had a co-signer on the agreement. A domestic violence shelter in San Mateo County has undergone a major renovation, thanks largely to Essex Property Trust and the Housing Industry Foundation.
For our second highlights video from CAA’s legislative recap webinar, we review six bills that failed in 2014.
Each of these bills would have affected the rental housing industry — especially two proposals that threatened the Ellis Act. This landmark state law, passed in the mid 1980s, protects a landlord’s right to leave the apartment business. While dead for now, some of these bills may resurface in 2015.

The California Apartment Association is encouraging rental housing managers to participate in a survey to help fight bed bugs in multi-family housing.
CAA is collaborating with the University of California on the study, which includes an electronic survey that takes 10 to 15 minutes to complete.

Question: My understanding is that unlawful detainer actions remove the tenant from a specific rental unit. My contention is that the tenant is also not allowed anywhere on the common areas of the premises after an eviction. Frequently, the evicted tenant hangs around the premises and causes additional problems out of spite. What can be done, and what are my legal rights as owner?

For the second time this fall, a division of the California Apartment Association has formally changed its name to more clearly reflect the region it serves.
CAA South Coast is now CAA Orange County. Melinda Graham, chairwoman of the division, announced the official new name during the division’s annual meeting Dec. 5.
The announcement came just a few weeks after the association announced that CAA-AAGIE is now CAA Greater Inland Empire. News of this name change came at CAA Greater Inland Empire’s Tapped & Uncorked event.
