A number of the California Apartment Association’s corporate members received recognition last month for their work to help reduce homelessness in Orange County.
The honors came Aug. 24 as Families Forward held its sixth Annual Housing Partner Appreciation event. Families Forward which helps families achieve self-sufficiency through housing, food, counseling, career coaching, education, and other support services.
Question: When tenants give notice that they will be vacating the residence, is it permissible for me to give them a notice stating that I will be advertising the vacancy and will be showing their apartment?
Answer: Unless the tenant agrees to another arrangement, you would be required to give reasonable notice (24 hours) in writing for every entry.

It appears that more granny flats are going up in California these days — and that legislation sponsored by CAA last year is helping drive that trend.
In 2016, the California Apartment Association sponsored AB 2299 by Assemblyman Richard Bloom, D-Santa Monica, a bill aimed at removing local barriers to adding second units on residential lots. AB 2299 and a similar bill in the Senate, SB 1069 by Sen. Bob Wieckowski, D-Fremont, both won the governor’s signature.

Question: One of our tenants is complaining about the carpet and says it is California law that the carpeting must be changed every seven years. Have you heard of any law on this subject?
Answer: California law does not require landlord to replace carpeting, unless the condition of the carpet creates a health hazard or risk of injury.

Landlords who didn’t attend Thursday’s meeting about proposed changes to San Jose’s rent control law will get two more chances to speak out.
In addition to yesterday’s meeting, the San Jose Housing Department has scheduled public meetings on rent control for 2 p.m. Thursday, Aug. 31, and 5:45 p.m., Sept. 14, in the City Hall Wing Rooms, 200 E. Santa Clara St.

Members of the California Apartment Association are encouraged to attend a workshop next month focused on boosting affordable housing in Sonoma County.
The informational discovery workshop, scheduled for Sept. 19, comes as the Rent Sonoma County Committee and local rental housing providers explore a partnership to increase the availability of units for low-income renters.
The session is set to run from 1:30 p.m. to 3:30 p.m. at the Community Development Commission Hearing Room, 1440 Guerneville Road, Santa Rosa.

Question: One of the recent applicants to our apartment community claims he is paid “under the table.” How do I verify his income?
Answer: You really can’t, and because he is committing fraud, you should not consider this a legal source of income. If he fails to otherwise qualify, you can deny his rental application.
