CAA unveils new, revised forms for 2015
The California Apartment Association on Dec. 1, 2014, published three new rental forms, as well as revisions to more than a dozen existing forms and related instruction sheets.
The Compliance Committee made these changes based on member requests and questions.

Summaries of the three new forms:
- Form 5.4 Change of Occupancy: This form allows one or more occupants of a unit to change, without the need for a new rental agreement
- Form 16.4 Resident’s Request for Maintenance Review: This form offers the resident the opportunity to request an inspection of the unit.
- Form 40.0 Water Conservation Addendum: This addendum informs the resident about water usage restrictions and allows the owner to recover any fines assessed for violation of water use restrictions which are attributable to a Resident.
- CAA has also made significant revisions to form 2.0 Rental Agreement (Month to Month) and form 2.1 Lease Agreement. The house rules addendum has been discontinued, and all major provisions, such as guest restrictions, noise limitations and parking restrictions have been incorporated into the agreement. In addition, space has added for the calculation of prorated rent, and to clarify the person(s) to who rent is payable and/or deliverable. The subletting provision has been revised to clearly prohibit a tenant from offering the unit on AirBnB.
