“Mold” is defined by California’s housing code as “microscopic organisms or fungi that can grow in damp conditions in the interior of a building.” There are many different types of mold that are common in the United States. The molds most commonly found in buildings with water intrusion are Cladosporium, Penicillium, Aspergillus, Fusarium, and Stachybotrys Chartarum. Mold can grow on just about any organic substance. Three conditions are necessary for mold growth to occur (1) the right temperature (40 -100 degrees Fahrenheit); (2) a nutrient base, such as dust, soil, leaves, wood, and paper); and (3) moisture. Common sources of moisture that can lead to mold growth in residential housing includes a leaky roof, overspray of sprinklers onto a building; plumbing leaks, overflow from sinks; steam from showers or cooking, and the like.
