Three-Day Notice to Perform Conditions and/or Covenants Or Quit Refusal to Provide Access for Properties Subject to the City of San Diego City’s Tenants’ Right to Know Ordinance
The San Diego City “Tenants’ Right to Know Regulations” imposes “just cause” requirements that prohibit a landlord from terminating a month-to-month tenancy or choosing not to renew a fixed team without providing an allowed reason for termination lease after a resident has occupied the unit for more than two years.
If the tenancy is protected by just cause, the landlord is prohibited from (1) terminating a month-to-month tenancy or (2) choosing not to renew a fixed term lease, without providing an allowed reason for termination. The resident’s refusal to give the landlord reasonable access to the rental unit for the purpose of making repairs or improvements, or for the purpose of inspection as permitted or required by law, or for the purpose of showing the rental unit to any prospective purchaser or mortgagee, is an allowed reason for termination. This form is only designed for that purpose.
