After the California Apartment Association qualified a referendum on Santa Rosa’s rent control ordinance, the City Council on Tuesday decided to put the issue before voters in a June 6 special election.
The council had two other options: to repeal the law or place it before voters in November 2018.
Revisiting a priority from 2016, Gov. Jerry Brown’s budget proposal takes on California’s housing shortage with a plan to curtail local hurdles to residential development.
“What we can do is cut the red tape, cut the delays, cut whatever expenses we can afford to do to make housing more affordable,” Brown said, according to the Sacramento Business Journal.
As in past years, Brown took a cautious approach to the state’s fiscal blueprint, which comes to $177.1 billion, citing concerns that a future economic downturn would sap state tax revenue.

After hearing from the California Apartment Association, the Menlo Park City Council has unanimously declined to study rent control and just-cause eviction policies.
Instead, the council Tuesday agreed to study nearly 15 policies and programs to increase housing supply, help low-income families obtain affordable units, and develop a rental housing best-practices program for owners.

If you have employees who are legally required to live at your rental property, you may be able to increase their rents.
In California, allowable rent increases for on-site employees are tied to adjustments in the minimum wage. For businesses with more than 25 employees, the minimum wage is now $10.50 per hour, an increase of 50 cents, which took effect Jan. 1, 2017. As requested by the California Apartment Association, the amount of the monthly rent for an employee who is required to live on site also increased.

The California Apartment Association today filed a lawsuit challenging the legality of Richmond’s rent control law.
The lawsuit, accessible here, alleges that Richmond’s rent control ordinance, approved by voters as Measure L, violates state and federal laws in several ways.
CAA also requested a temporary restraining order to halt enforcement of the measure.
The California Apartment Association has named Ben J. Benoit as its new vice president of public affairs in the Greater Inland Empire.
Benoit, who began Jan. 3, comes to CAA’s Greater Inland Empire office with a history of service to his community. Benoit has served as a council member for the city of Wildomar and has brought a strong voice to many regional boards.
