Milpitas City Council on Tuesday voted 3-2 against a
proposal to immediately implement rent control and “just cause” eviction policies.
Following nearly four hours of testimony and council discussion,
Mayor Rich Tran and Vice Mayor Karina Dominguez voted for the measures, while Councilwoman
Carmen Montano Councilmen Bob Nuñez and Anthony Phan voted against the
proposals.

San Jose removes ‘banking’ provision for rent controlled units

The city of San Jose has adopted a use-it-or-lose it approach to rent increases.
On Tuesday, the City Council voted to eliminate the banking provision from its rent control ordinance. Under banking, owners of rent controlled properties can decide to forgo allowable rent increases one year, knowing that they can apply the unused increase sometime in the future.
