Legislation that would encourage prospective hosts to review their insurance policies before getting into the home-sharing business now awaits the governor’s signature.
On June 27, a few days before the Legislature adjourned for its summer recess, the state Senate approved SB 1093 by a 38-0 vote with two abstentions.
Senate Bill 1092 would require companies such as Airbnb, HomeAway and Flipkey to post disclosures about the importance of confirming insurance coverage related to short-term rentals. Legislation that would encourage prospective hosts to review their insurance policies before getting into the home-sharing business has advanced to the Senate floor.
Senate Bill 1092 would require companies such as Airbnb, HomeAway and Flipkey to post disclosures about the importance of confirming insurance coverage related to short-term rentals.
The bill passed the Senate Judiciary Committee on Tuesday, May 3, by a 6-0 vote.
The insurance notice builds on a disclosure required under legislation sponsored by the California Apartment Association last year.

Before listing properties on home-sharing websites, hosts should make sure they have adequate insurance coverage — just in case something goes awry during a short-term rental.
Under legislation by Sen. Bill Monning, D-Carmel, companies such as Airbnb, HomeAway and Flipkey would need to post a disclosure about insurance coverage on their websites.

In cities without enough long-term housing, Airbnb doesn’t want its business model to exacerbate the problem.
That’s the gist of a blog post Wednesday from the home-sharing giant. In the post, Airbnb vows to work with cities reporting a shortage of long-term rental housing yet lots of Airbnb listings. The post also announces Airbnb’s community compact.

Heading to the Assembly floor is a bill aimed at ensuring tenants check their rental agreements before subletting their apartments via short-term home-sharing websites.
While subletting is typically forbidden in rental agreements, and can even lead to eviction, many tenants don’t know this.

When tenants sublet their apartments or single-family homes — even for a weekend – they may be violating their rental agreements and could even be evicted for it.
In California, most rental agreements prohibit subletting without the landlord’s permission. Many tenants who engage in the practice, however, are none the wiser.
The California Apartment Association believes that companies like Airbnb, which have helped drive the burgeoning short-term rental business model, could do more to educate tenants.

San Francisco will legalize short-term rentals like those offered online by AirBnB, but that greenlight comes with some stipulations – and lingering concerns among both landlord and tenant groups.
The Board of Supervisors’ approval of vacation rentals came Tuesday, with a second and final vote expected later this month.
