After hearing from numerous rental owners and managers, the San Carlos City Council has reduced sewer rates for owners of multi-family housing by nearly 15 percent.
The new rates take effect July 1.
The council’s 4-1 vote on the issue came during its Monday, June 23 meeting. The lone no vote came from a council member who wanted a more modest, 6 percent rate reduction.

Thanks to the California Apartment Association, a new ban on smoking in Foster City apartment communities will have little impact on landlords.
On a 3-2 vote, the City Council passed an anti-smoking ordinance June 2 that will prohibit the activity inside apartments and common areas. The ban includes e-cigarettes.
The city had originally decided to exclude apartments from its smoking prohibitions, but faced with mounting pressure from public health advocates and tenants, the council reconsidered its position.
CAA Tri-County immediately began months of negotiations with the city to minimize effects and eliminate liability for rental property owners.

Foster City will likely ban smoking in most public places, but the city won’t regulate the habit on private property, including apartments.
During a study session Monday, the City Council told staff to proceed with an anti-smoking ordinance but to leave out multi-family and single-family homes. The vote was 4-1.
The California Apartment Association has been working with the city on the smoking ordinance since the idea came up in September.
At Monday’s session, CAA pointed out that renters increasingly demand smoke-free housing, and property owners are listening.

Thousands of housing units are coming to San Jose’s downtown, and a major tech firm has big plans for the area, too, a city councilman said at the California Apartment Association’s Outlook 2014.
“By this time next year, we’re going to have about 2,500 housing units under construction in the downtown core alone,” San Jose City Councilman Sam Liccardo said, according to The Registry, Bay Area Real Estate.

SILICON VALLEY — The California Apartment Association has earned public accolades for assisting fire victims in one Silicon Valley city and helping protect schoolchildren in another.
After two fires in Redwood City, CAA’s Tri-County Division donated $4,000 to the Create A Smile Foundation, a nonprofit established by the Redwood City Firefighters Association.
CAA’s contribution helped provide basic-need items and moving assistance to families affected by a pair of apartment blazes on Woodside Road.
Mayor Jeffrey Gee called CAA Tri-County a “partner in our community” that plays a pivotal role, especially when disasters hit.

The San Mateo County Board of Supervisors commended CAA Tri-County on Tuesday, Nov. 5, for helping victims of two fires in Redwood City.
Tri-County worked with the city to find housing for displaced residents in the blazes.
After one of the blazes, at the Hallmark House in July, CAA member Equity Residential responded by offering nearly two-dozen housing units for tenants at an apartment community in East Palo Alto.
San Mateo County Supervisor Warren Slocum and all other members of the county board presented commendations to CAA Tri-County and other organizations including that provided assistance.

In addition to raising wineglasses, attendees at the California Apartment Association’s Beyond the Vine event raised plenty of money for political action. All told, about $100,000 poured in.

Rents are rising at a slower pace in the Bay Area as more people make the leap into homeownership and new rental housing enters the market, says Joshua Howard of the California Apartment Association.
“Still, quite frankly, we don’t have enough rental housing in Silicon Valley to meet the demand,” said Howard, executive director of CAA’s Tri-County Division, in an interview with the San Jose Mercury News.
