On Dec. 1, 2015, the Mountain View City Council approved a “right to a lease” law. Owners are required to provide notice of the law and to offer residents the option of a 6- or 12-month fixed-term lease.
Specifically,
New tenants and tenants currently on lease: A written lease must be offered to every prospective tenant renting a rental beginning Jan. 7, 2016, and to tenants whose pre-existing leases expire after Jan. 7, 2016.

Over strong objections from the California Apartment Association, the Alameda City Council has given preliminary approval to a rent ordinance that includes binding arbitration to settle rent disputes.
Under Alameda’s ordinance, owners must justify rent increases over 5 percent through a mediation process. Should this process fail, rent disputes will be decided during binding arbitration, which is effectively a form of rent control.
With binding arbitration, the city — not the owner or free market — is placed in charge of how much rents can go up.

The California Apartment Association is preparing to fight a property-tax initiative that could appear on the November ballot and pose significant threats to the rental housing industry and the entire real estate community.
Referred to by proponents as the “Lifting Children and Families Out of Poverty Act,” the plan directly assaults Proposition 13 by creating a property tax surcharge on all commercial and residential properties in the state assessed at over $3 million.

Just a few days before the rent control discussion returns to Pacifica, the California Apartment Association and the city are partnering to better educate both rental housing providers and renters about their rights and responsibilities.
On Thursday, Jan. 21, CAA Tri-County will present a pair of educational sessions, Managing Rental Housing and a Renters Informational Forum, at Pacifica City Council Chambers.
The sessions are open and free for Pacifica rental owners, operators and residents living in rental housing. Attendees will learn about lease agreements, fair housing laws, and CAA’s Code of Ethics and Resident Bill of Rights.

Two months after winning big at CAA’s Mission Awards, Broadstone Balboa Park is in the news for promoting kindness among its residents.
In October, the Alliance Residential community won a Mission Award in the Property of the Year 1-250 category.
And now, ABC News is recognizing Broadstone Balboa Park’s “12 Acts of Kindness” campaign, which ran for 12 days this month.
This ABC News story says residents documented their good deeds with the hashtag #BroadstoneRAK.
