Thanks to a referendum backed by the California Apartment Association and its supporters, rent control in Richmond is on hold.
Today, CAA, on behalf of thousands of local property owners and concerned citizens, submitted 7,025 signatures to Richmond’s city clerk.
The referendum asks voters to repeal a rent control and just-cause-for-eviction ordinance approved by the City Council on Aug. 5. The referendum also postpones implementation of the ordinance, which had been scheduled for Friday, Sept. 4.
The City Council can now either repeal the ordinance or send the issue to voters. If the council chooses the latter, the referendum will … Read More

After working with the apartment industry, the Burlingame City Council on Tuesday, July 7, voted to prohibit smoking inside multifamily units.
The 4-1 vote came after four months of discussions between the California Apartment Association’s Tri-County Division and the city.
CAA Tri-County’s objective centered on drafting an ordinance that would achieve Burlingame’s goal of protecting multifamily residents from second-hand smoke while also offering the clarity needed to minimize impacts on rental property owners and managers.
After receiving feedback from CAA Tri-County and multiple conversations with city leaders, the adopted ordinance:
Gives property owners and managers the option of designating an… Read More

Republicans and Moderate Democrats – including numerous allies of the apartment industry — enjoyed major victories in California on Election Day, giving the California Apartment Association reason to celebrate.
During this election cycle, the California Apartment Association’s Political Action Committee spent roughly $2 million ensuring the election of candidates who will defend the interests of the multifamily housing industry.
Bolstered by CAAPAC’s political support, voter frustration with the status quo and record-low voter turnout, business-friendly candidates garnered vital wins.
Statewide, Gov. Brown easily secured a fourth term, and Democrats once again swept all the constitutional offices. In… Read More
Aliso Viejo’s proposed ban on smoking in multi-family housing fizzled this week as the City Council decided to consider adding a city ombudsman instead.
Such an advocate would likely listen to residents’ complaints and suggestions and help address their concerns, whether they focus on smoking or other issues.
Nearly a dozen CAA Orange County members provided critical public comment during the meeting.
The City Council made the decision late Wednesday after nearly two years of debate.
City staff had recommended against a smoking prohibition, contending that smoking in apartments is a private matter between apartment owners and tenants.

Thanks to the California Apartment Association, a new ban on smoking in Foster City apartment communities will have little impact on landlords.
On a 3-2 vote, the City Council passed an anti-smoking ordinance June 2 that will prohibit the activity inside apartments and common areas. The ban includes e-cigarettes.
The city had originally decided to exclude apartments from its smoking prohibitions, but faced with mounting pressure from public health advocates and tenants, the council reconsidered its position.
CAA Tri-County immediately began months of negotiations with the city to minimize effects and eliminate liability for rental property owners.
Thanks to these… Read More

WEST COVINA – The California Apartment Association helped derail a rental inspection program here Tuesday that would have unfairly charged fees to landlords already taking good care of their properties.
The West Covina City Council voted 3-2 to dismiss the proposed inspection program after hearing from several rental property owners, as well as Tim Johnson, executive director of CAA’s Inland Empire division (AAGIE).
“This is a major victory for our members, who would’ve paid a blanket fee and an $18-per-unit fee on an annual basis,” said Johnson, who worked closely with CAA’s Los Angeles division to prevent the charge. “Some… Read More
Foster City will likely ban smoking in most public places, but the city won’t regulate the habit on private property, including apartments.
During a study session Monday, the City Council told staff to proceed with an anti-smoking ordinance but to leave out multi-family and single-family homes. The vote was 4-1.
The California Apartment Association has been working with the city on the smoking ordinance since the idea came up in September.
At Monday’s session, CAA pointed out that renters increasingly demand smoke-free housing, and property owners are listening.
“Due to the fact that most multifamily building communities are voluntarily smoke-free,… Read More

For a community to stamp out crime, it takes all kinds, from street cops to soccer coaches to neighborhood watch captains.
They’re the pillars of crime suppression, intervention and prevention.
These front-line crime-fighters need back-up, so to speak. Keeping criminals behind bars and at-risk youth on the right path costs money.
And in Antioch, the City Council made the right move last month by asking voters to help raise the needed dollars.
The California Apartment Association applauds the council’s unanimous vote to place a half-cent sales tax on the November ballot.
This offers a community-wide opportunity to tackle a community-wide… Read More
