Sacramento landlords and tenants affected by COVID-19 have until the end of this month to sign up for free city-funded mediation services.
The program, run through Sacramento Mediation Center, is slated to end Dec. 30. Anyone who opens a case after the free program expires will be charged based on a sliding scale tied to household or business income.
Anyone interested in participating is urged to contact the Sacramento Mediation Center at (916) 850-9010 or sacramento@calawyersforthearts.org. Information is also available at sacramentocovidrelief.org.

The California Apartment Association is preparing to launch a revamped website with improved navigation and search tools, faster load times and a more modern look.
CAA plans to roll out its redesigned site in the first quarter of 2021. The association will keep members apprised of the new site launch plans and offer previews of the exciting changes to come.
Revisions to the website will have no impact on member login information or any data they have stored in their accounts.
CAA launched its current website in March of 2015. Since that time, visits have grown dramatically.

The California Apartment Association is urging its members to review their tenant-screening procedures, an exercise that could help them avoid costly litigation.
CAA’s recommendation comes amid reports that consumer attorneys are suing landlords over alleged violations of the Investigative Consumer Reporting Agencies Act, or ICRAA, during the tenant-screening process.

California landlords have until Wednesday, Sept. 30, to provide an informational notice to certain tenants who’ve missed rental payments during the COVID-19 pandemic.
The requirement comes from the COVID-19 Tenant Relief Act of 2020, which the state Legislature passed as Assembly Bill 3088 on Aug. 31.
The COVID-19 Tenant Relief Act, or CTRA, provides certain protections to residents who are unable to pay rent or other charges for one or more months between March 1, 2020 and Jan. 31, 2021 because they have experienced COVID-19-related financial distress, such as a loss of income or increased medical expenses. The informational session will feature updates from Mallori Spilker, CAA’s vice president of local public affairs; as well as staff from the city of Davis .

The California Apartment Association this week issued opposition letters regarding three of the most troubling rental housing-related bills of 2020.
The bills include AB 1703, which would give tenants and certain community groups an unfair head start in purchasing rental housing; AB 1436, which would force landlords to defer rents for possibly months on end; and AB 828, an unfair attempt to allow the government and the courts to give extended tenancies to all renters — even those not facing economic hardships.

Amid a resurgence of COVID-19 infections, Gov. Gavin Newsom on Monday once again closed indoor fitness centers — including those in apartment communities — in many parts of California.
These closures apply to counties that have appeared on the County Monitoring List for three consecutive days. A list of those counties can be found about halfway down this page.
In impacted counties, fitness centers must be shut down unless they can be modified to operate outside.

If you’re a Los Angeles landlord whose tenants can’t pay the rent because of COVID-19, you may want to refer them to the city.
The L.A. City Council has approved a $100 million rent relief fund to help cover the rent of lower-income tenants who’ve been financially hurt by the virus.
To qualify for a grant, a tenant must earn 80% of the area median income or less and be able to document an inability to pay the rent because of coronavirus.
