In light of the COVID-19 pandemic, the California Apartment Association is hearing from members that some residents have not paid their April rent. The association has created an informal poll to gauge the scope of the problem. The survey includes four multiple-choice questions and takes less than one minute to complete. The answers will remain anonymous.

In response to the coronavirus pandemic, the Judicial Council of California on Monday placed on hold nearly all evictions in the state. The council’s vote at an emergency meeting effectively suspended all unlawful detainer actions until 90 days after California’s COVID-19 state of emergency ends. The vote goes much further than Gov. The COVID-19 pandemic has prompted the city of Los Angeles to prohibit all rent increases in rent controlled units, approve a far-reaching eviction moratorium, and grant tenants one year to cover unpaid rent. These actions go well beyond a statewide eviction moratorium ordered last week by Gov. Gavin Newsom. Oakland’s new ban on criminal background checks during tenant screening has prompted the California Apartment Association to explore its legislative and legal options for providing liability protection to landlords. Under Oakland’s Fair Chance Housing Ordinance, property owners are prohibited from conducting criminal background checks or asking prospective tenants whether they have a criminal record at any time during the application process.

The California Apartment Association has introduced a new, more logical system for numbering all its forms.   The association’s more than 270 forms are now numbered to correspond with the order in which they are used.
