Heading to the Assembly floor is a bill aimed at ensuring tenants check their rental agreements before subletting their apartments via short-term home-sharing websites. While subletting is typically forbidden in rental agreements, and can even lead to eviction, many tenants don’t know this. SB 761 by Sen. CAA Tri-County-endorsed candidate Mahn Nguyen won handily in Tuesday, June 23, special election to fill the District 4 seat on the San Jose City Council. Despite strong opposition from local rental owners led by the California Apartment Association, a divided San Jose City Council voted Tuesday to study a series of possible changes to the city’s rent control ordinance. On the eve of the California Apartment Association’s June board meeting, members of the Legislature’s Moderate Democratic Caucus joined CAA VIPs for dinner. About 20 of the “Mods” attended the event Wednesday, June 17, at Mulvaney’s in Sacramento. Assemblyman Henry Perea, D-Fresno, recognized the members of the caucus in attendance, and each spoke for a couple minutes. A highlight of the dinner included Sen. On Tuesday, June 23, the San Jose City Council will decide if making amendments to the rent control ordinance should be a priority for the coming fiscal year. Some of the proposals include: Reducing the maximum allowable rent increase from 8% to 4% Enacting a Just Cause Eviction Ordinance Requiring rental owners to accept Section 8 vouchers If chosen as a priority, the city will begin the process to amend the rent control ordinance.  We need to tell them to look at all solutions to address our housing challenges.
