An effort to recall three allies of the rental housing industry from the Lake Forest City Council has failed. The California Apartment Association, in a variety of ways, helped Mayor Andrew Hamilton, Mayor Pro Tem Scott Voigts and Councilman Dwight Robinson stave off a campaign to cut short their terms. Hamilton, Voigts, and Robinson make up a housing-friendly majority of the council. “If we lost them to a recall, we would have seen new housing projects denied at a rapid pace.  Lake Forest needs more housing, including apartments, to keep up with demand,” said Tommy Thompson, executive director of CAA… Read More

Rebuffed at city halls in several Northern California cities, tenant advocates are increasingly turning to the November ballot in their push for strict rent control measures. One week ago, tenant advocates in San Mateo began efforts to qualify a rent control-related ballot measure for the November 2016 election. This filing came just one day after the San Mateo City Council voted 3-2 against rent control and a just-cause eviction policy. Moreover, the San Mateo filing came just days after tenant advocates in Burlingame and Mountain View filed similar measures, and renter advocate groups in Richmond and Alameda also are seeking… Read More

Supporters of a property tax surcharge that would have undermined Proposition 13 have abandoned efforts to qualify their measure for the November ballot. The property-tax initiative, dubbed the “Lifting Children and Families Out of Poverty Act,” aimed to create a tax surcharge on all commercial and residential properties in the state assessed at over $3 million. Collecting the 585,407 signatures required by March 21 proved too high a hurdle, campaign strategist Bill Carrick said in this Sacramento Business Journal story. Moreover, Carrick said the initiative would have faced plenty of competition for tax dollars if it managed to appear before… Read More

Six weeks remain for supporters of an assault on Proposition 13 to qualify their measure for the November ballot. While targeted at the wealthy, the financial burden would ultimately reach small business owners and their employees. “In California, if you have a small restaurant, you’re probably renting from somebody who has a property of $3 million or more,” Allan Zaremberg of the California Chamber of Commerce says… Read More

By SHANT APEKIAN Republicans and Moderate Democrats – including numerous allies of the apartment industry — enjoyed major victories in California on Election Day, giving the California Apartment Association reason to celebrate. During this election cycle, the California Apartment Association’s Political Action Committee spent roughly $2 million ensuring the election of candidates who will defend the interests of the multifamily housing industry. Bolstered by CAAPAC’s political support, voter frustration with the status quo and record-low voter turnout, business-friendly candidates garnered vital wins. Statewide, Gov.
